Real Estate Management Is Not Just Rent Collection.. It is Protection of the Owner's Assets and Value Enhancement
By Mr. Sufian Al-Salamat — CEO of ALSOUM Real Estate
When we talk about real estate management, the first thing that comes to some people's minds is collecting rents, renewing contracts, and following up on tenant complaints.
However, from our long experience in managing and operating properties in the United Arab Emirates, I believe that true real estate management goes far beyond these tasks.
Property management is an integrated responsibility that starts with preserving the real estate asset, passes through marketing, leasing, collection, maintenance, and tenant service, and does not end until a clear financial and administrative picture is provided to the owner to help them make better investment decisions.
Hence came the philosophy of ALSOUM Real Estate since the start of its experience in 2005: to treat the property as an investment asset that requires conscious, long-term systematic management, rather than just a unit to be leased and its rental value collected.
The Owner Does Not Look for a Property Manager.. But for a Partner Who Protects Their Assets
I believe that the most important question a property owner should ask when choosing a property management company is:
Will this company treat my property as an investment asset that belongs to me, or just as another property on its list of holdings?
The difference between the two answers is huge.
The owner needs an entity that follows up on the details of their property, knows its operational status, monitors its expenses, follows up on its tenants, maintains the building, works to minimize vacancy periods, and constantly looks for the best ways to raise the asset's efficiency.
And this is the concept we work to root at ALSOUM Real Estate.
Real Estate Management Starts with Knowing the Market
A property cannot be leased at the right price without understanding the market.
Therefore, determining the rental value and real estate marketing represent a fundamental stage in our work.
We look at a set of factors when evaluating a real estate unit, such as location, property type, unit condition, prevailing prices, level of demand, and competing offers.
Then comes the role of digital marketing to reach the appropriate tenant through well-known real estate platforms such as Property Finder, Bayut, and Dubizzle, helping to reduce the period of time units remain vacant and achieve a fair rental value that suits the market.
The goal is not just to lease the unit as quickly as possible, but to achieve a balance between leasing speed and the appropriate rental value.
Transparency Is Not a Slogan.. But a Working System
One of the most important principles I believe in regarding real estate management is that the owner's trust starts with financial transparency.
Therefore, at ALSOUM Real Estate, we are keen to ensure that financial operations are clear and trackable, starting from cheques, rents, and deposits, all the way to expenses, maintenance, and invoices.
We also attach great importance to bank reconciliations and financial reports, so that the owner can know the movement of revenues and expenses associated with their property in an organized manner.
The owner should not just settle for knowing the amount of rent collected, but should also know:
· How much was collected?
· When was it deposited?
· What was spent?
· Why was it spent?
· What is the true return from the property?
This is the management we believe in.
No Room for Hidden Commissions in Managing Owner Assets
The owner's interest must be at the forefront of every decision related to the property.
One of the principles we are keen on at ALSOUM Real Estate is integrity and transparency in dealing with suppliers and maintenance companies.
A maintenance decision should not be based on a commission or personal benefit, but rather on the property's need, the quality of work, and the real price.
Therefore, we are keen to deal with original invoices and real prices, and to ensure that the priority is always to reduce unnecessary expenses and preserve the owner's money.
In the end, every amount saved in expenses is directly reflected in the owner's investment return.
Maintenance Is Not an Expense.. But an Investment in Property Value
A common mistake is treating maintenance as a cost to be postponed as much as possible.
In my view, thoughtful preventive maintenance is an investment in the real estate asset.
A small fault that is not dealt with in a timely manner may turn into a larger and more costly problem, and may also affect tenant satisfaction and the market value of the property.
Therefore, at ALSOUM Real Estate, we rely on field follow-up and periodic inspection, alongside visually documenting maintenance work before and after execution.
This documentation not only helps monitor the quality of work, but provides a clear record that can be referred to when needed.
The Tenant Is Part of the Property's Success
From our experience, it has become clear that the success of a property does not depend solely on its location or price.
The tenant experience has become an essential element in occupancy sustainability.
A tenant who is satisfied with the building, services, and management is more willing to stay, while poor service and slow response lead to increased tenant turnover and vacancy periods.
Therefore, we work to measure tenant satisfaction through electronic surveys and continuous follow-up, aiming to identify strengths and weaknesses and work on improving services.
We do not just want the customer to rent the unit.
We want them to feel that the property is managed professionally.
Technology Has Become an Essential Part of Real Estate Management
Modern real estate management no longer relies solely on paper files and traditional correspondence.
Today, the owner needs to access their data, documents, and reports faster and more organized.
Therefore, we work to leverage digital transformation in property management through electronic archiving, smart alerts, electronic communication, remote contract renewals, and organizing data and documents.
For us, technology is not a goal in itself, but a means to achieve three fundamental results:
Greater speed, fewer errors, and higher transparency.
Property Management in Dubai and Sharjah Requires Local Expertise
The United Arab Emirates is characterized by great diversity in its real estate markets, and each region has its nature and characteristics.
The Dubai real estate market differs in some aspects from the Sharjah real estate market, and the needs of owners and tenants vary from one property to another.
Therefore, we do not believe in a one-size-fits-all model for all properties.
Successful management requires understanding the region, the type of property, the target tenant, prices, the level of demand, the nature of expenses, and operational challenges.
Through the experience of ALSOUM Real Estate since 2005 in managing and operating properties, we work to provide management that suits the nature of each real estate asset and its owner's needs.
Financial Collection Requires Follow-up, Not Waiting
One of the matters that most affects real estate return is regular collection.
A bounced cheque or delay in payment should not be left without follow-up.
Therefore, we have a specialized system to follow up on bounced cheques, starting with communication and friendly follow-up, all the way to legal procedures when needed in accordance with applicable regulations.
Furthermore, having internal legal follow-up helps deal quickly with cases that require legal procedures, especially in files related to non-paying tenants.
Our goal is always to protect the owner's rights and deal with problems quickly, professionally, and with a clear methodology.
The Building Watchman.. Part of the Asset Protection System
Some might think a building watchman is only responsible for opening and closing the building.
However, we look at the matter differently.
The watchman is one of the people present on a daily basis inside the property, and therefore their training and organizing their tasks directly affect the level of security, safety, cleanliness, and the general appearance of the building.
Therefore, we care about qualifying watchmen to deal with emergencies, fires, evacuations, and people trapped in elevators, alongside setting a clear daily work schedule for tasks.
It is the small details in building management that ultimately create the big picture of the property's value.
Why Did We Choose This Approach at ALSOUM Real Estate?
Because we believe that when an owner hands over their property to a property management company, they are not just handing over a building.
They are handing over an investment, capital, and a financial future.
Therefore, our responsibility does not end with executing the contract or collecting the rent.
Our responsibility is to work to protect this investment, help operate it efficiently, maintain the quality of the property, and clearly explain the financial and administrative picture to the owner transparently.
ALSOUM Real Estate has reinforced this methodology through its experience dating back to 2005, alongside obtaining ISO 9001:2015, the Real Estate Excellence Award, and its accreditation as an official real estate appraiser, according to the company's approved introductory information.
Our Vision for the Future
I believe that the future of property management in the UAE will rely more on technology, data, transparency, and the quality of the tenant experience.
It will not be enough for a management company to have a large number of properties.
The real standard will be:
· How are these properties managed?
· What is the occupancy rate?
· How is the value of the asset preserved?
· Are expenses controlled?
· Is collection regular?
· Are tenants satisfied?
· Is maintenance handled before faults escalate?
· Are data and reports available to the owner?
· Can the owner trust that the person managing their property is truly acting in their best interest?
These are the questions that we believe will determine the future of real estate asset management in the UAE.
Final Word
After long years of working in the real estate sector, I have become more convinced that a good property needs good management to achieve its full investment potential.
And that the role of a property management company should not be merely a mediator between the owner and the tenant, but a true partner to the owner in protecting the asset and improving its performance.
This is the vision we carry at ALSOUM Real Estate.
Experience since 2005, an integrated system for managing and operating properties, attention to detail, transparency in dealings, and continuous focus on protecting owner assets.
ALSOUM Real Estate is not just an entity that manages the property.. but a partner working to protect the value of your investment.
